"We believe the foundation of exceptional architecture is transparent dialogue. The first conversation should set the tone for trust and clarity throughout the entire project."

— Jean-Luc Formaro, Founder & Principal Architect

Prepare for an Initial Consultation

  • Project Scope: Renovation, new build, fit-out, or technical audit?
  • Desired Timeline: Target start date and overall duration (months).
  • Reference Points: Photos of current space, sketches, or Pinterest boards.
  • Budget Range: A transparent figure helps us scope the conversation efficiently.

This information allows us to prepare a focused, productive first conversation tailored to your specific context.

Your Project Brief: A Collaborative Start

This structured worksheet guides our first conversation. Completing it ensures we have the right context to provide meaningful, actionable advice.

Project Type

  • Renovation Primary
  • New Build Ground-up
  • Fit-out Interior
  • Technical Audit Diagnosis

Timeline

  • As Soon As Possible Urgent
  • 3-6 Months Standard
  • 6-12 Months Planned
  • Flexible Strategic

Budget Transparency

  • Flexible Best Result
  • Defined Range Most Common
  • Tight Ceilings Requires Planning

We provide itemized estimates. A "rough idea" (e.g., €100k-150k) helps us scope immediately.

What to Include

Photos: Current condition (essential for renovations).
Sketches: Hand-drawn or digital layouts.
References: Pinterest, Houzz, or magazine clippings.

Context Matters

Historic Building: We note heritage constraints and preservation rules.
Multi-Tenant: We plan for minimal disruption to neighbors.
High-Traffic Area: Logistics for waste removal are factored early.

Our consultation process is designed to eliminate ambiguity. We move from your initial brief to a clear, actionable proposal within a defined framework—balancing design ambition with regulatory reality and budget discipline.

The Realities of Parisian Construction

Transparency about constraints is our first operational principle. Understanding these trade-offs upfront prevents costly mid-project surprises.

Trade-off Frame: Benefit vs. Mitigation

Speed vs. Regulatory Compliance
Trade-off: Rushing permits (e.g., déclaration préalable) risks work stoppage.
Mitigation: We submit paperwork 4-6 weeks before scheduled start. Our foreman knows inspectors.
Open Plan vs. Structural Integrity
Trade-off: Removing walls in Haussmannian buildings often requires major steel reinforcement.
Mitigation: We use non-invasive scans (GPR) to map existing structure before proposing any demolition.
Premium Materials vs. Budget
Trade-off: Imported oak or custom steel can inflate a baseline budget by 30%.
Mitigation: We present 3 material tiers with clear longevity and maintenance cost analysis.

Pitfalls: Common Mistakes & How We Avoid Them

"I'll handle permits myself to save cost."
The mairie requires professional signatures for structural work. We factor our coordination fee upfront, avoiding delays.
"We want to keep the budget flexible."
A range (e.g., €80k–110k) is essential. Without it, we cannot validate feasibility or prioritize features.
"We'll start demolition in Week 1."
In Paris, waste removal permits (permis d'encombrement) take 2–3 weeks. We plan logistics around this.

Method Note: How We Evaluate Proposals

Every proposal undergoes a three-axis check: Regulatory Robustness (will the mairie approve?), Budget Integrity (are hidden costs exposed?), and Constructability (can our team execute it here, in this city?). A proposal is only viable if it scores high on all three. We will explain our scoring for your specific project.

The Formaro Consultation: What to Expect

Step 1: Initial Review (24–48h)

We analyze your brief, photos, and references. Our team prepares preliminary questions specific to your project type and location.

Step 2: Discovery Call (30 min)

A focused video or in-person meeting. We discuss vision, constraints, aesthetics, and functional priorities. We will ask about your decision-making process.

Step 3: Site Visit & Proposal

If aligned, we schedule a detailed site walkthrough. The proposal is delivered within 5 business days, with line-item costs and a phased timeline.

Note: We conduct initial consultations via video for efficiency. Site visits are reserved for confirmed, scoped proposals.
